OREA Post-License Online Course
So, you’ve got your license, but now what? If you’re not getting the appropriate training, this can be a really scary job. In our post license course, we teach you everything from how to explain a contract to a client, to how to structure your business plan appropriately in preparation for your first tax season as an independent contractor.
As in any regulated industry, there are rules and minimum requirements for licensure. Oklahoma’s requirement for Provisional Sales Associates (PSA) is that they complete a 45 hour course within their first year of being licensed. According to the Real Estate Commission’s License Code and Rules, an approved course (which ours is definitely approved) has to cover the following areas:
Real Estate Marketplace
Marketing Real Estate
Personal Marketing
The Qualifying Process
Prospecting and Negotiating
Financing Real Estate, Investments and Exchanges
Financial Documents
Duty to Account
Title Search
Risk Management
At least three (3) clock hours of Broker Relationships with Parties to a Transaction
Property Management
At least three (3) clock hours of Laws and Regulations Affecting Real Estate Practice, including Code and Rules
Disciplinary Action
At least three (3) clock hours of Contracts and Forms.
At least three (3) clock hours of Professional Conduct and Ethics
At least three (3) clock hours of Fair Housing.
Now, some of you are likely reading this and thinking, “Didn’t we just do some of this in the pre-license course?” And you wouldn’t be wrong by thinking that. Some of this is definitely review (i.e. Ethics, Fair Housing, Laws and Regulations Affecting Real Estate Practice, etc.). But most of this course is new information that is immediately applicable in your new career as a real estate agent (i.e. marketing, qualifying buyers, contracts, negotiating, etc.).
So the best way to think about this, as it’s not optional if you would like to keep your license active and remain in good standing with the Commission, is that the pre-license course taught you a whole bunch of really broad concepts and terminology needed to pass the exam, and the post license course teaches you how to actually sell real estate.
It’s great to know about legal descriptions and contract law, but that doesn’t help you a whole lot when it comes to finding clients, explaining the process to them, and helping them buy or sell real estate. That’s why we’ve made the Post License Course all about the “how” instead of the “what” or “why.” We cover topics like Business Planning, where we discuss corporate structure and basic tax preparation strategies. Or “Marketing Property and Self,” where we cover the different avenues available for personal or property marketing. We discuss videography, photography, staging, and social media, and we actually sit down and write out contracts with our students to be sure that they have the confidence needed when they get their first client.
